1. Bookings & Payments

A 30% deposit is required at the time of booking to secure your reservation.

The remaining balance (70%) is due 30 days before check-in.

Guests may choose to pay in full at the time of booking if preferred.

If your booking is made within 30 days of arrival, full payment is required at the time of booking.

We accept Visa, Mastercard, and American Express.

A 1.5% transaction fee applies to all card payments (credit or debit). This fee is added to your booking total at checkout.

Direct bank transfers are available on request — please contact us to arrange this prior to payment.

By completing a booking, you authorise Cooks Social to process payments using your nominated card, including the balance when due.

2. Guest Verification & Minimum Age

The primary guest making the booking must be at least 25 years of age and must be staying at the property for the duration of the booking.

Cooks Social reserves the right to request a copy of a valid government-issued photo ID (such as a driver licence or passport) to verify identity and age.

The name on the booking must match the identification provided.

If suitable identification is not provided when requested, or if the details do not match the booking, Cooks Social reserves the right to cancel the booking or refuse access to the property, without refund.

3. Cancellations & Refunds

More than 60 days before check-in:
– Full refund of deposit and payments made (less third-party processing fees, e.g. Stripe/credit card fees).

30–60 days before check-in:
– The 30% deposit is non-refundable.
– Any balance payment already received (for example, if a guest has requested to pay in full earlier) will be refunded, less processing fees.

Less than 30 days before check-in:
– No refund is provided.
– However, we will do our best to assist with rebooking your stay at a later date, subject to availability.

Important Notes:

Refunds are always returned to the original payment method.

Travel insurance is strongly recommended to cover unexpected cancellations.

If the balance payment is not received by the due date (30 days before check-in), your booking may be cancelled and the deposit forfeited.

4. Special Circumstances (Force Majeure)

If your booking is affected by events beyond our reasonable control (including but not limited to natural disasters, government restrictions, pandemics, severe weather, or other force majeure events), we will work with you to reschedule your booking to a future date, subject to availability.

In such cases, refunds may not be provided, but a credit for the amount paid will be held and applied toward a future stay.

Travel insurance is strongly recommended to cover circumstances outside of our cancellation policy.

5. Guest Responsibilities

The maximum occupancy is 14 guests (including children).

Guests aged 15 years and over are considered adults.

No parties, events, or additional overnight guests are permitted without prior approval.

Stag dos, hens nights, or similar group celebrations must be arranged and approved in advance. Unauthorised events of this nature are not permitted.

Smoking and vaping are not permitted inside the property.

The property must be left in a clean and tidy condition on departure, including:

Guests are responsible and liable for any damage, breakages, loss, or theft of items belonging to the property during their stay. This includes the replacement cost of lost keys, gate remotes, or other provided items.

Quality linen and bath towels are included in your stay. Bath towels must remain at the property and are not to be taken for use at the beach.

Quiet hours are from 10:00 PM to 7:00 AM. Please respect our neighbours and keep noise to a minimum during these times.

Repeated or serious noise complaints may result in guests being asked to leave the property early, without refund.

6. Facilities & Use

Pool and spa must be used responsibly and in accordance with posted guidelines.

Children must be supervised at all times.

No glassware is permitted in or around the pool/spa areas.

BBQs (if provided) must be used safely and cleaned after use.

7. Liability

Cooks Social is not responsible for accidents, injuries, illness, or loss of personal belongings during your stay.

Guests use the property and its facilities at their own risk.

We recommend taking out travel insurance to cover medical expenses, cancellations, or other unforeseen circumstances.

8. Security & Monitoring

For the safety of our guests and property, an external security camera is installed at the front of the property.

This is used to monitor arrivals and ensure occupancy limits are respected.

The camera does not overlook private areas such as the pool, spa, or inside the accommodation.

9. Acceptance of Terms

By confirming your booking and making payment, you acknowledge that you have read, understood, and agree to these Terms & Conditions.
